For the third annual Whole Home Concept House outside Denver, Colorado, House Beautiful tapped 12 talented designers to bring their forward-thinking creativity to a 5,400-square-foot residence built by Nicholas Custom Homes. From a chic tearoom to a playroom for adults, this home has everything you can think of and more. The Hub By Lucinda Loya

Taking inspiration from the home's stunning Rocky Mountain backdrop, Houston-based designer Lucinda Loya set out to design more than just a living room. The result: A warm, cozy area for all family members featuring a floor-to-ceiling fireplace, the Marais Large Chandelier by Thomas O'Brien and lots of extra seating for sunset lounging (and even working from home!) 

The warm brass accents and metallic Crystal Bronze finish of the Phoebe Table Lamps by Kelly Wearstler add an understated touch of drama.

The sculptural Iva Large Wrapped Sconces by AERIN in Bronze flank the modern front door. Light plays off the crafted folds, giving this fixture a soft appearance.

At the focal point of the entry, Loya brilliantly placed eleven Rousseau Single Pendants by Kelly Wearstler at descending lengths over a gallery-like art installation wrapping around the corner walls.

The Artisan Kitchen by Studio Dearborn

Designer Sarah Robertson of New York’s Studio Dearborn created a functional culinary space without sacrificing a pinch of style. Five different types of leather and brass hardware, handmade white and peacock blue tiles, rustic alderwood cabinetry and a pair of Sommerard Medium Triple-Arm Chandeliers by AERIN were just a few brilliant elements that allow this kitchen to shine.

Robertson designed an island functional enough for the furry family members, including a custom pet station with built-in faucet and storage below for treats and toys. 

Equipped with a professional vacuum sealer and an oversized quartz sink, this two-room pantry makes for an ultimate extension of the kitchen. The Agnes Large Pendant by AERIN in Matte Black with Gild Interior and the striking wallcovering give this storage space vibrant personality. 

The Treehouse by Andrea Schumacher

For the dining room, Denver-based designer Andrea Schumacher followed mother nature's lead by incorporating Twelve blooming pendants (Cynara Small Chandelier, Cynara Medium Chandelier and Cynara Large Chandelier by Chapman and Myers) with a total of 1,400 petals and the Rousseau Grande Ten Light Articulating Chandelier by Kelly Wearstler at the center. Together the statement fixtures gracefully conjure “the tumbleweeds and sticks” of Colorado.

The Tearoom by Marie Flanigan

Houston-based designer Marie Flanigan paid homage to her southern roots by creating a space dedicated to tea. She told House Beautiful, “I wanted to fashion a space where you could have a friend over for coffee or tea…and actually use your collected china.”

Brass accents and high-gloss red walls complement the brilliant fixtures from her debut lighting collection, including the Menil Large Chandelier, Reve Medium Tube Sconce and the Durham Large Table Lamp

The Oasis by Elizabeth Georgantas

Boston-based designer Elizabeth Georgantas explained, “This is the anti-sensory-overload area, I wanted it to be the single place at home where you have room to breathe." This serene, minimalist bedroom features a pair of Frankfort Articulating Wall Lights by AERIN, the Spur Grande Chandelier by Tech Lighting and the Miramar Table Lamp by Kelly Wearstler.

Seamless cabinetry was designed to maximize storage and stash away the clutter in this minimal master bathroom featuring a trio of Geneva Large Sconces by Ralph Lauren.

 The radiating quills of the Strada Large Round Chandelier by Kelly Wearstler evoke soft sophistication in the master closet.

Polished Nickel fixtures, including the Utopia Medium 5 Arm Chandelier by Kelly Wearstler and Barrett 24" Picture Light by Ralph Lauren add shine to this bedroom hallway. 

The Playroom by Me & General Design

Brooklyn-based duo of Cristina Casañas-Judd and General Judd set out to create a modern Old West–inspired playroom for adults. Equipped with surfboard sound system, a full service bar (illuminated by the Nodes Short Pendant by Kelly by Kelly Wearstler), a beer tap and an in-counter wine chiller, this multifunctional space is the ultimate place to turn up the fun.

The mid-century modern inspired Charlton Floor Lamps by AERIN illuminate each side of the sofa in the playroom lounge. 

The Sleep-It-Off-Suite by Elizabeth Georgantas

Elizabeth Georgantas took zen to the next level with her resting room designed just for napping. Bark-inspired wallcovering, a pair of Clemente Double Sconces by AERIN and a wall-mounted water feature add texture and serenity to this space.

The Hideout by Charlotte Lucas

When tasked with creating the sibling rooms, Charlotte Lucas of Charlotte, North Carolina decided to make one space for sleeping and the other for a super swanky teen lounge. The homework desk turned gallery wall features modern fixtures including the Belterra 38" Chandelier by Tech Lighting and the Dot 16" Articulating Wall Light by Peter Bristol.

Swathed in tones of blush, lilac and peach, each retro headboard is illuminated by the Tourain Small Pendant by AERIN in Plaster White and Gild. 

The Hangout by Nozawa

This cozy, global-inspired hangout designed by San Francisco–based designer Noz Nozawa promotes leaving phones behind and enjoying company for game nights. She told House Beautiful, “I wanted to create spaces where people come together, look at one another, and engage in conversation.” A pair of Katie Small Acorn Sconces by Thomas O'Brien flank the 1970's-inspired fireplace.

To add a touch of drama, a cluster of Sarnen Large Pendants by AERIN were installed at verying lengths above the custom Japanese kotatsu-inspired walnut conversation lounge.

The Wind-Down Patio by Max Humphrey

Portland-based designer Max Humphrey created an outdoor living room with a cozy fireplace for cool nights and the 60" Rockland Ceiling Fan by Monte Carlo to keep guests cool on warmer days. 

The Boomer Suite by Tiffany Brooks

Down the hall from the kitchen, Chicago-based designer Tiffany Brooks created an all-inclusive suite for parents, in-laws, boomerang children or other visitors - complete with its own kitchen, living room, bedroom and private patio. Inspired by her own parents' aesthetic, mauve tones were carried throughout the great room which features a pair of Forma Sconces by Kelly Wearstler above the sofa and the Spectica 6 Chandelier by Tech Lighting over the banquette.

Covered in emerald green, Brooks injected exuberant color throughout the bedroom, featuring the Beckham Modern Large Chandelier by TOB by Thomas O'Brien and the Armato Small Table Lamp by Kelly Wearstler.

Outside the boomer great room lives an outdoor patio for guests to cozy up by the fireplace. The Halle Wide Hanging Lantern by Ian K. Fowler features a mixed-metal finish that gives this space a fresh, modern touch.
